How do I get out of a mortgage in good standing?

I am currently in good standing with my mortgage. My company opened a new office on the other side of town and my wife's company recently moved in the same area. We both carpool and take a toll way to get to work (1 hour drive one way). We want to sell our house to move closer to our work to save time and money. What options do we have? I feel stuck!
